Know your obligations when insuring your empty property
There could be any number of reasons why you have an empty property:
- you are a landlord who has just bought a new investment property and you are waiting for tenants;
- you are a landlord or homeowner who is carrying out extensive renovations;
- you are an owner-occupier whose home will be uninhabited for a period of typically more than 30-45 consecutive days, while you are on an extended holiday, working abroad or another reason;
- you have inherited a probate property or are going through a divorce and waiting for the marital home to be sold…
Whatever the reason why your commercial or residential property is empty, it is important that you:
- understand the need for specialist unoccupied property insurance in order to protect your investment;
- are aware of – and adhere to – any obligations under the policy cover.

Why is empty property cover needed?
Any existing buildings insurance you may have on your property will usually be based on the fact that it is inhabited, or has workers there. It does not allow for extended periods of unoccupation.
For example, with most residential (ie. home and landlords) buildings insurance policies, typically the insurance is valid for up to 30-45 consecutive days of unoccupancy before the cover may become reduced or even void.
After this period of time (which will be detailed with your policy documents and may vary depending on the insurance provider), your property is deemed to be more liable to risks. For example:
- an empty property is a more likely target for burglars or squatters;
- something such as a small water leak may go unnoticed for weeks on end, potentially causing extensive damage; etc.
Unoccupied property insurance covers these additional risks that your existing buildings cover typically does not.
Need to know
When you have traditional buildings insurance in place, you have certain obligations to meet in order to keep your cover valid (for example, the annual servicing of your boiler / central heating system). This also applies when you have insurance for a vacant property.
While the actual obligations may vary depending on your insurance provider, typically you (or a representative) will be obliged to make regular, logged checks on the property.
In some cases, you may be obliged to drain down the water system and turn off the gas / electricity (this will depend on the time of year as well – if there is likely to be frost, then you may be required to keep the heating on at a low temperature).
It is important you know what these obligations are.
Summary
If your residential or commercial property is going to be empty for a period of more than 30-45 consecutive days, then:
- speak to your existing insurer;
- if they agree to keep the cover running on “standard terms” note that this may only be basic cover and may have many exclusions;
- find out what these exclusions are;
- if you do need extra protection to cover the period of unoccupancy, then speak to a specialist such as ourselves;
- don’t forget to make sure you understand you obligations under your insurance policy for the period that your property is empty. While most of these things may be common sense stuff, knowing exactly what your insurer expects from you means you won’t experience problems further down the line should you need to make a claim.

Robert Fisher is a company director of the Property Insurance Centre, who specialise in Business and Property Insurance, serving clients throughout the United Kingdom. His expertise and career in insurance spans almost twenty years.
Robert’s background is in Building Surveying, which he studied at Heriot-Watt University, where he was awarded a BSc (Hons) degree. Much of his educational background is in Building Structural Safety from an engineering perspective.
The knowledge that Robert gained at undergraduate level has lent itself well, particularly as it has enabled him to evaluate the risks associated with certain buildings. This means he knows how best to place these risks and ultimately insure the properties against such risks.
His in-depth knowledge of various methods of construction has enabled him to easily identify which insurer’s underwriting criteria would best fit each client’s needs and provide the correct levels of cover.
Additionally, Robert is responsible for training the team and ensuring that they are always kept up to date with the latest industry developments. This is an area that he is naturally drawn to because of his inquisitive mind, diligence and passion for passing on knowledge to others.
He is a member of the Chartered Insurance Institute (CII) and qualified to Level 3 with the CII.
As part of the Level 3 certification, Robert has undertaken modules in Insurance, Legal & Regulatory (IF1), Insurance Claims Handling (IF4) and Insurance Household Products (IF6).
As a condition of CII membership, Robert continues his professional development by keeping abreast of the latest industry developments.
