Typically drains that are within the bounds of the property will be the blocks of flats’ management company’s responsibility.  They should be responsible for the general maintenance of drains connected to the buildings. If however, there is a blockage in a lateral drain, then the clearing and repairing of this drain will fall under the remit of the Water Company.

What is a Lateral Drain?

Lateral Drains are drain pipes which connect to the Public Sewer network. Although these are connected to the property drains, they will usually be found outside the boundaries of the property. So it is important to establish for obvious reasons what is a lateral drain and where it stops and your drainage starts.

How to safeguard your drains from Seasonal Change and leaves

  • Prevent your drains from getting blocked in the first place – Prevention is always better than cure. The best way to prevent leaves from making their way to your drains & blocking them, is to cut back any trees as best you can from the buildings. This is best carried out during the Summer months or in the early stages of the Autumn. This will have the effect of having less leaves falling within the vicinity of the building’s drains and of course making their way into to them and risking blockage!
  • Unblock your Drains There are many professional companies out there who will tell you they have the latest and greatest in machinery and technique for unblocking drains. This may be true, but it should only be the in the case of the more severe blockage – by severe we mean blockages that have not been dealt with at an early enough stage. In the early stages, there is no substitute for a bit of Elbow Grease. Don’t focus on the drain itself and remember to brush and clear the surrounding areas. Get into a routine of doing this every couple of days and your blocks of Flats buildings should enjoy healthy drains throughout the Autumn & beyond!
  • Drain Guards – There is a drain guard for every drain, no matter what the shape and size. A relatively inexpensive devise, it should be a must for all building and blocks of flats insurance.
